Hamburg, Germany
2021–
Located between the Außenalster and Dammtor Station, the site was once a retreat for Hamburg’s bourgeoisie and, over time, evolved into a heterogeneous urban fabric of detached Alster villas, late 19th century building blocks and post-war structures. Adjacent to the park Moorweide, the project introduces a new mixed-use complex providing 47,500 m² of office, retail, residential and hospitality space, including the headquarters of the insurance company Signal Iduna.
Seven buildings of varying heights respond to the scale of their surroundings, forming a permeable urban block. At its centre, a publicly accessible square establishes a new focal point for the neighbourhood. A continuous pergola connects the ground floor zones, giving the space a calm and coherent frame. Facing the Moorweide, a seven-storey courtyard building marks the entrance to the ensemble as the new headquarters of Signal Iduna. An existing structure on Warburgstraße is carefully refurbished and converted into residential use, mediating towards the adjacent housing.

Differing in proportion and detail, the buildings relate to the small-scale character of the Warburgstraße. At the same time, a shared architectural motives such as slender columns and a cross-storey vertical order lends the development a cohesive identity. Generous loggias along the streets establish a transition towards the public realm, articulating entrances and addresses and making the orientation of each building legible from a distance.
Precast concrete elements, enriched with selected aggregates, give the façades a light, subtly variegated appearance that resonates with the characteristic white tones of the area.
The existing topography serves as an integral design element. A gentle terracing of the open spaces embeds the complex within the landscape of the Moorweide, mediating between the different scales of the surrounding context. A listed fountain by Georg Wellhausen from 1967 is incorporated into the new courtyard of the headquarters. Accessible roof terraces provide quiet spaces above the quarter, offering views across the Moorweide, the surrounding neighbourhood and towards the Außenalster.
